For Foreign Buyers

Buying in Phuket as a Foreign National

A focused legal, tax, visa and lifestyle briefing tailored to this property and its location. Information is general guidance — InDreams Phuket recommends consulting a Thai-licensed lawyer before signing any reservation agreement.

01

Property Ownership Rules

Ownership Structure

Foreign ownership in Thailand depends on the asset class. Condominium units may be purchased freehold (within the 49% foreign quota). Villas and houses are typically structured via long-term registered leasehold (30+30+30) or a Thai limited company. Our legal partners will recommend the optimal structure for this property.

02

Investment Returns

5–8%
Typical net yield (area average)
60–70%
Annual income earned in Nov–Apr high season
8–12 yrs
Typical payback for well-managed rental units

Net rental yields in Phuket\'s prime west-coast areas typically range from 5% to 8%, depending on location, building age, management quality and seasonal occupancy. Capital appreciation in the same areas has historically averaged 5–7% per annum.

03

Tax & Fees for Foreign Buyers

Transfer Fee
2.0%
Of the government-appraised value. Most commonly split 50/50 between buyer and seller, but this is negotiable per contract.
Specific Business Tax (SBT)
3.3%
Applies if the seller has held the property for less than 5 years. Usually paid by the seller.
Stamp Duty
0.5%
Paid only if the SBT does not apply. Typically the seller's responsibility.
Withholding Tax
1–3%
Calculated on a progressive scale based on the seller's holding period. Always paid by the seller, never by the buyer.
Annual Land & Building Tax
0.02–0.10%
On the appraised value; rates depend on use (residential vs. commercial / leased).
Gift Tax
5%
Applies on transfers above 20 MTHB to non-relatives. Inheritance tax is 5% (descendants) or 10% (others) on estate value above 100 MTHB.

Total combined closing costs for a foreign buyer typically fall in the 3–5% range of the purchase price, depending on the deal structure and how transfer fees are split. InDreams Phuket can request a written closing-cost estimate from our partner law firm before you commit.

Lifestyle for Expats in Karon

Karon is the middle option on the southwest coast, sitting between the noise of Patong to the north and the surf village calm of Kata to the south. The beach itself is the second longest on Phuket, around three kilometres of white sand with a real shore break in the green season, which is why local surfers, kite-surfers and Russian and Scandinavian families have gravitated here for the past two decades. Karon never went fully boutique like Surin or fully party like Patong; instead it built a steady middle market of small hotels, condo blocks and family-run restaurants along the inland road. The foreign resident scene reflects that. Long-term Russians and Ukrainians make up a large share, alongside Scandinavians, British retirees and a smaller French and German contingent, plus a steady flow of repeat seasonal visitors who eventually bought condos in the Karon Hills area. Daily life is straightforward. You can walk to the beach from most central blocks, the Tuesday and Friday temple market handles cheap Thai food and clothing, Big C Karon covers groceries, and a five minute drive to Kata Centre opens up better restaurants and the surf scene. International schools are a 15 to 20 minute drive over to Chalong or Phuket Town. Karon suits buyers who want a real swimming beach within walking distance, mid-range pricing and an established foreign community.
