It is difficult to determine its length, as there is no clear border between it and Bang Tao. In the northernmost part of Layan, you can find a small island right off the coast - during low tide, you can actually walk to it along the sandbank. The picturesque Kala River flows into the sea at the north of the island - the water in it is clean, and does not cause any inconvenience. Local fishermen on small boats can be seen going along the Kala river into the sea.
The famous Dream Beach Club is also found on Layan beach. Foreign and Russian stars often give concerts here. You can dine here with beautiful sunset views over the Andaman Sea. During the low season, Dream Beach Club organizes weekend morning brunches - perfect for families to get breakfast or to meet up with friends. Next to the club, you’ll find showers and toilets for you to rinse off the salt after swimming.
Layan is a very picturesque beach. The sand on the coast is fine and almost white, along the beach dense tropical coniferous casuarinas stand guard - you can hide in their cool shade even at the hottest hours. In the southern part of Layan, you’ll find beach cafes with tables right on the sand. You can also rent sun loungers and umbrellas here. There is no infrastructure north of the beach club yet. Only the azure sea, white sand, green tropical vegetation and you!
There are many parking spaces available along the entire beach. There is a narrow road that takes you directly into the grove, so you can park almost at the very shore and even catch a shade.
Waves, seasonality
The water temperature in Layan area is always comfortable for swimming - 26 to 32 degrees Celsius. The entrance to the sea is very smooth, the sand is soft and dense. The shallow coastline allows the water to warm up well. There are usually no waves, making it perfect for children!
During high season, from November to March, there are no waves at all; the sea is calm at any time of the day. In the period from April to October in the southern part of Layan, which is closer to Bang Tao, waves are possible. However, in the northern part, it is still comfortable for swimming.
How to get here
Public transport in Phuket does not reach Layan, so you can get here on a taxi, tuk-tuk, or a rented car. A taxi ride from Phuket International Airport will take about 30 minutes and cost 600-700 baht.
If you are staying on Bang Tao beach, you can actually walk to Layan or ride a bike along the casuarina grove! The walk along the beach will be enjoyable and breezy.
Who it will suit
Layan Beach will suit everyone, without exception. The silence and seclusion in the north part of the beach will be appreciated by people who enjoy quiet, calm leisure. Fun activities and restaurants with delicious Thai and European cuisines, overlooking the Andaman Sea, can be found at the Beach Club area. Just south of the club, you will find a well-equipped recreation area and a cafe right on the beach with average prices.
You can easily enjoy the sun and unwind at this beach with kids. If you will want fun entertainment, you can drive down to Laguna area or the children's club on Bang Tao in just 10 minutes.
Real Estate
Until recently, the only options of real estate were - renting a room in a premium hotel in the northern part or an aesthetic bungalow hidden further in the island, but within walking distance to the beach. Moreover, you could only stay there for up to several months. It was impossible to buy an apartment or a villa on Layan. But soon everything will change! Over the past year, according to the Department of Construction, Layan became the leader in terms of the number of square meters under construction per square kilometer of land. Several residential complexes are currently under construction, including an eco-condotel, which perfectly fits into the surrounding green landscape.
Even now, you can already purchase either small or spacious apartments and penthouses in complexes in Layan area. As a rule, developers offer participation in the guaranteed income program if you are planning to use your purchase for investment. You can also buy apartments there for residence. Layan is one of the most attractive residential areas in Phuket.

Layan Beach — Phuket area for living and investment

The airport is just 15 minutes away (the nearest beach to the airport), Bang Tao is 10 minutes. Advantages include maximum privacy, large plots, and proximity to both the airport and the national park. Drawbacks include minimal infrastructure (restaurants and shops are in Bang Tao).

Buying in Layan Beach as a Foreign National

Property Ownership Rules
Foreigners can hold a condominium unit as 100% freehold in their own name, provided the project remains within the 49% foreign ownership quota under the Thailand Condominium Act B.E. 2522. Ownership is registered at the Land Office and the title (Chanote) is issued directly to the buyer.
- Funds for the purchase must be remitted from abroad in foreign currency.
- A Foreign Exchange Transaction (FET) form is required from the receiving Thai bank.
- Ownership is permanent, inheritable, and freely transferable to another foreigner.
Foreigners cannot directly own land in Thailand. For villas and houses, the standard structure is a registered 30-year leasehold with two contractual 30-year renewal options, plus full freehold ownership of the building (the structure itself).

Lifestyle for Expats in Layan Beach
Layan is the northern continuation of Bang Tao Beach, separated by a small canal and a forested headland. The character changes immediately. Where Bang Tao has beach clubs and a busy main road, Layan is residential, low density and dominated by the Anantara Layan resort, a handful of branded villa estates and large private homes hidden behind walls in the hills. Foreign residents here tend to be at the higher end of the market and lean towards families with school-age children who want UWC or BISP within a ten minute drive but prefer not to live on top of Boat Avenue. The beach itself is short, shaded by casuarina trees, and has a fishing community at the canal mouth that keeps the atmosphere local rather than resort-styled. There are no large nightclubs and only a few restaurants directly on the sand, with the Beach House at Anantara as the main beachfront option. For daily errands most Layan residents drive south to Cherngtalay and Boat Avenue, which puts groceries, clinics, cafes and the Friday night market within four kilometres. Healthcare follows the same pattern as Bang Tao, with Bangkok Hospital Phuket the main private facility in town. Layan suits buyers who want green surroundings, larger plots, beach access without crowds, and the lifestyle of the Cherngtalay corridor with one extra layer of quiet.
