What a foreign tenant should know before signing for this 7-bedroom villa in Layan Beach: tenancy rules, deposit and contract terms, how the rate moves between high and green season, and what daily life around the property actually looks like. This is general guidance — InDreams Phuket recommends reading the lease in full and asking for a written inventory before you transfer any deposit.
Renting as a Foreign National
Renting is open to foreigners without the quota and structuring rules that govern purchases. Any valid visa — tourist, Thailand Privilege, LTR, Non-Immigrant B or O — allows you to sign a residential lease in your own name.
- A passport is the only document normally required to sign.
- Leases of up to three years take effect on signature and need no Land Office registration.
- A term longer than three years must be registered at the Land Office, otherwise it is enforceable for three years only.
Thai law requires the property owner or manager to file a TM30 notification of your address with Immigration within 24 hours of check-in. Ask for a copy: it is routinely requested when extending a visa, filing 90-day reports, opening a bank account or applying for a Thai driving licence.

Long-stay properties in Phuket are let furnished as standard, with white goods, air conditioning and basic kitchenware in place. Confirm the inventory before signing.
Where utilities are not included, electricity is metered and billed at the provider rate for private landlords, or at a building rate in some condominiums — worth checking, as the two can differ noticeably over a hot-season month with air conditioning running.

The green season from May to October is materially cheaper and is when most long-stay tenants negotiate annual contracts. Layan is the northern continuation of Bang Tao Beach, separated by a small canal and a forested headland. The character changes immediately. Where Bang Tao has beach clubs and a busy main road, Layan is residential, low density and dominated by the Anantara Layan resort, a handful of branded villa estates and large private homes hidden behind walls in the hills. Foreign residents here tend to be at the higher end of the market and lean towards families with school-age children who want UWC or BISP within a ten minute drive but prefer not to live on top of Boat Avenue. The beach itself is short, shaded by casuarina trees, and has a fishing community at the canal mouth that keeps the atmosphere local rather than resort-styled. There are no large nightclubs and only a few restaurants directly on the sand, with the Beach House at Anantara as the main beachfront option. For daily errands most Layan residents drive south to Cherngtalay and Boat Avenue, which puts groceries, clinics, cafes and the Friday night market within four kilometres. Healthcare follows the same pattern as Bang Tao, with Bangkok Hospital Phuket the main private facility in town. Layan suits buyers who want green surroundings, larger plots, beach access without crowds, and the lifestyle of the Cherngtalay corridor with one extra layer of quiet.
