Have you looked through the photos? Caught your breath? Isn’t it absolutely stunning? Unfortunately, no camera in the world—even the most professional—can fully capture the vibrant colors of the tropical greenery and the turquoise ocean. Thanks to the panoramic glass windows, this breathtaking view will accompany you throughout your stay, with the villa’s lighting shifting from calm morning tones to the rich, bright, and vivid hues of the sunset in the evenings.
The villa features four spacious bedrooms, a living room, and a

Renting in Phuket as a Foreign National
What a foreign tenant should know before signing for this 4-bedroom villa in Layan Beach: tenancy rules, deposit and contract terms, how the rate moves between high and green season, and what daily life around the property actually looks like. This is general guidance — InDreams Phuket recommends reading the lease in full and asking for a written inventory before you transfer any deposit.
Renting as a Foreign National
Renting is open to foreigners without the quota and structuring rules that govern purchases. Any valid visa — tourist, Thailand Privilege, LTR, Non-Immigrant B or O — allows you to sign a residential lease in your own name.
- A passport is the only document normally required to sign.
- Leases of up to three years take effect on signature and need no Land Office registration.
- A term longer than three years must be registered at the Land Office, otherwise it is enforceable for three years only.
Thai law requires the property owner or manager to file a TM30 notification of your address with Immigration within 24 hours of check-in. Ask for a copy: it is routinely requested when extending a visa, filing 90-day reports, opening a bank account or applying for a Thai driving licence.
- Holders of long-stay visas file a 90-day address report throughout their stay.
- A new TM30 is needed each time you change address, including after travel abroad under some Immigration offices.
Lease Terms & Deposit
- 4-bedroom villa with 4 bathrooms
- Living area of 1,000 m²
- Located in La Colline
- About 3.4 km from the beach
- Outlook: Sea View
- Owner accepts bookings from 3 nights upwards, which keeps it open to short stays as well as long-term contracts.
- Security deposit — two months' rent on annual contracts, one month on shorter terms. Refundable within 30 days of check-out, less any documented damage.
- Advance rent — the first month is paid on signing, alongside the deposit.
- Standard term — twelve months with an option to renew, commonly written as 1+1. Six-month contracts are available on many properties at a higher monthly rate.
- Inventory — insist on a signed inventory with photographs at check-in. It is the single most effective protection for your deposit.
- Early termination — most leases forfeit the deposit if you leave early, so negotiate a diplomatic clause before signing if your plans may change.
What the Rate Includes
Long-stay properties in Phuket are let furnished as standard, with white goods, air conditioning and basic kitchenware in place. Confirm the inventory before signing.
- TV
- Welcome pack
- Internet
- Common area maintenance
- Taxes & Fees
- Water by meter
- Electricity per meter
Where utilities are not included, electricity is metered and billed at the provider rate for private landlords, or at a building rate in some condominiums — worth checking, as the two can differ noticeably over a hot-season month with air conditioning running.
Seasonal Rates for This Property
Phuket's high season runs from November to April, when demand and rates peak across the west coast. The green season from May to October is materially cheaper and is when most long-stay tenants negotiate annual contracts. Booking three to six months ahead is normal for December and January arrivals.
Lifestyle for Expats in Layan Beach
Layan is the northern continuation of Bang Tao Beach, separated by a small canal and a forested headland. The character changes immediately. Where Bang Tao has beach clubs and a busy main road, Layan is residential, low density and dominated by the Anantara Layan resort, a handful of branded villa estates and large private homes hidden behind walls in the hills. Foreign residents here tend to be at the higher end of the market and lean towards families with school-age children who want UWC or BISP within a ten minute drive but prefer not to live on top of Boat Avenue. The beach itself is short, shaded by casuarina trees, and has a fishing community at the canal mouth that keeps the atmosphere local rather than resort-styled. There are no large nightclubs and only a few restaurants directly on the sand, with the Beach House at Anantara as the main beachfront option. For daily errands most Layan residents drive south to Cherngtalay and Boat Avenue, which puts groceries, clinics, cafes and the Friday night market within four kilometres. Healthcare follows the same pattern as Bang Tao, with Bangkok Hospital Phuket the main private facility in town. Layan suits buyers who want green surroundings, larger plots, beach access without crowds, and the lifestyle of the Cherngtalay corridor with one extra layer of quiet.
