Civetta Grand Villas
Civetta Grand Villas is a project consisting of three boutique villas located on a tranquil hillside in the residential area of Nai Harn. The name of this complex, "Civetta," means "owl" and it was inspired by the villa's design and its natural surroundings. The villas are designed according to European standards. The concept of the Civetta project is based on two main ideas: maximizing the use of greenery and energy efficiency. The hydraulic and electrical systems have been designed and tested by European technical specialists
The hydraulic and electrical systems have been designed and tested by European technical specialists using high-quality imported European components. Each villa features three spacious bedrooms, each with its own bathroom. The dining and kitchen area are open-plan, and the fully equipped kitchen includes a kitchen island/breakfast bar. There is also a guest toilet and a storage room. The living room opens onto the pool terrace and garden. The project is under 24-hour security and video surveillance.
Nearby, one of the best beaches, Nai Harn, is located 5.5 kilometers away from the project. The beach is popular among families with children and expatriates, so you won't find large crowds of tourists here. Just steps away from the beach, there is a freshwater lake and an observation deck with windmills. Nai Harn Beach is favored by families with children, winter vacationers, and long-term residents of the island. Spending a vacation here is comfortable, as there are numerous restaurants offering both European and traditional Thai cuisine. There are also offices providing transportation rental and excursion services.
Nai Harn is also often chosen for yoga retreats or sports camps. Sports gyms, specialized rings for practicing Thai boxing, and workout areas are concentrated in Nai Harn and Rawai. Within a 5-minute drive, you will find the Macro hypermarket, a supermarket with European products called Villa Market, and a fish market.

Buying in Phuket as a Foreign National
A focused legal, tax, visa and lifestyle briefing tailored to this property and its location. Information is general guidance — InDreams Phuket recommends consulting a Thai-licensed lawyer before signing any reservation agreement.
Property Ownership Rules
Foreign ownership in Thailand depends on the asset class. Condominium units may be purchased freehold (within the 49% foreign quota). Villas and houses are typically structured via long-term registered leasehold (30+30+30) or a Thai limited company. Our legal partners will recommend the optimal structure for this property.
Investment Returns
Net rental yields in Phuket\'s prime west-coast areas typically range from 5% to 8%, depending on location, building age, management quality and seasonal occupancy. Capital appreciation in the same areas has historically averaged 5–7% per annum.
Tax & Fees for Foreign Buyers
Total combined closing costs for a foreign buyer typically fall in the 3–5% range of the purchase price, depending on the deal structure and how transfer fees are split. InDreams Phuket can request a written closing-cost estimate from our partner law firm before you commit.
Visa Pathways for Property Owners
The flagship visa for foreign investors and high-income professionals. Four eligibility tracks: Wealthy Global Citizen (USD 1M+ in assets & USD 80K income), Wealthy Pensioner (age 50+, USD 80K pension/year), Work-from-Thailand Professional, and Highly Skilled Professional. Tax incentives include a flat 17% rate for HSP and no taxation on foreign-source income brought in.
The fastest and most popular route for property buyers who do not qualify for LTR. No income, age, or investment requirements beyond the one-time membership fee. Includes airport fast-track, dedicated concierge, and 90-day reporting handled by the program.
Available to foreigners who invest at least 10,000,000 THB in qualifying assets, including condominium units registered as freehold to the applicant. Renewable indefinitely while the investment is maintained. Suitable for buyers acquiring premium units in this price range.
Long-established option for buyers aged 50 and above. Requires either 800,000 THB on a Thai bank deposit or a monthly income of 65,000 THB. O-X variant grants a 5-year stay for nationals of selected countries.
Lifestyle for Expats in Nai Harn
Nai Harn is the bay immediately west of Rawai and consistently ranks among the best swimming beaches on Phuket. The water inside the bay is calm and clear for most of the year and the sand is wider and cleaner than the more developed beaches further north. The neighbourhood itself stays surprisingly residential because most of the land directly behind the beach belongs to a Buddhist monastery and a freshwater lagoon, which capped large scale resort development. Foreign residents here lean towards families and retirees who want beach access without the foot traffic of Patong or Kata. The Nai Harn and Wyndham Grand are the two main resort anchors, but daily life happens in the small grid of streets behind the lagoon where you find German Bakery, Amalfi Italian, Banana Corner, Cosmo and a steady rotation of yoga studios and gyms. Rawai is five minutes east for fresh seafood at the Sea Gypsy village and for the weekly markets. Schools require a 20 to 25 minute drive into Phuket Town, which is the main practical compromise for families. Healthcare is covered by Mission Hospital and Bangkok Hospital Phuket on the same Chalong side of the island. Nai Harn suits buyers who specifically want a swimmable beach, low density living and a quieter community feel than Kata or Patong.
