What a foreign tenant should know before signing for this 2-bedroom apartment in Bangtao/Laguna: tenancy rules, deposit and contract terms, and what daily life around the property actually looks like. This is general guidance — InDreams Phuket recommends reading the lease in full and asking for a written inventory before you transfer any deposit.
Renting as a Foreign National
Renting is open to foreigners without the quota and structuring rules that govern purchases. Any valid visa — tourist, Thailand Privilege, LTR, Non-Immigrant B or O — allows you to sign a residential lease in your own name.
- A passport is the only document normally required to sign.
- Leases of up to three years take effect on signature and need no Land Office registration.
- A term longer than three years must be registered at the Land Office, otherwise it is enforceable for three years only.
Thai law requires the property owner or manager to file a TM30 notification of your address with Immigration within 24 hours of check-in. Ask for a copy: it is routinely requested when extending a visa, filing 90-day reports, opening a bank account or applying for a Thai driving licence.

- Owner accepts bookings from 3 nights upwards, which keeps it open to short stays as well as long-term contracts.
- Security deposit — two months' rent on annual contracts, one month on shorter terms. Refundable within 30 days of check-out, less any documented damage.
- Advance rent — the first month is paid on signing, alongside the deposit.
- Standard term — twelve months with an option to renew, commonly written as 1+1. Six-month contracts are available on many properties at a higher monthly rate.
- Inventory — insist on a signed inventory with photographs at check-in. It is the single most effective protection for your deposit.
- Early termination — most leases forfeit the deposit if you leave early, so negotiate a diplomatic clause before signing if your plans may change.
What the Rate Includes
Long-stay properties in Phuket are let furnished as standard, with white goods, air conditioning and basic kitchenware in place. Confirm the inventory before signing.
Where utilities are not included, electricity is metered and billed at the provider rate for private landlords, or at a building rate in some condominiums — worth checking, as the two can differ noticeably over a hot-season month with air conditioning running.
Lifestyle for Expats in Bangtao/Laguna
Bang Tao is where Phuket grew up and learned to slow down. The six kilometre stretch of sand on the west coast sits roughly halfway between the airport and Patong, which makes it the practical base for families who want beach access without the chaos of Bangla Road. Most foreign residents settle inside or around the Laguna complex and in the Cherngtalay backstreets, a neighbourhood the long-stay community simply calls Boat Avenue after its main commercial strip. Mornings tend to start with a flat white at one of the Villa Market cafes, school runs to UWC or HeadStart take five to ten minutes by car, and the rest of the day moves between the gym, the beach and one of the half dozen co-working spots that have opened since 2023. The mix is genuinely international: Scandinavians, Russians, Australians, French and a growing Chinese contingent, with a heavy share of remote workers and families on Education or LTR visas. Evenings split between casual dinners at Porto de Phuket and sunset drinks at Catch or Xana Beach Club. The area is safe, walkable in pockets, and well served by Grab. Trade-offs are real: traffic on Lagoon Road thickens in high season, and rental prices for villas have climbed sharply through 2024 and 2025.
