For Long-Stay Tenants

Renting in Phuket as a Foreign National

What a foreign tenant should know before signing for this 1-bedroom apartment in Kamala Beach: tenancy rules, deposit and contract terms, how the rate moves between high and green season, and what daily life around the property actually looks like. This is general guidance — InDreams Phuket recommends reading the lease in full and asking for a written inventory before you transfer any deposit.

01

Renting as a Foreign National

No ownership restrictions apply to tenants

Renting is open to foreigners without the quota and structuring rules that govern purchases. Any valid visa — tourist, Thailand Privilege, LTR, Non-Immigrant B or O — allows you to sign a residential lease in your own name.

  • A passport is the only document normally required to sign.
  • Leases of up to three years take effect on signature and need no Land Office registration.
  • A term longer than three years must be registered at the Land Office, otherwise it is enforceable for three years only.
TM30 and immigration reporting

Thai law requires the property owner or manager to file a TM30 notification of your address with Immigration within 24 hours of check-in. Ask for a copy: it is routinely requested when extending a visa, filing 90-day reports, opening a bank account or applying for a Thai driving licence.

  • Holders of long-stay visas file a 90-day address report throughout their stay.
  • A new TM30 is needed each time you change address, including after travel abroad under some Immigration offices.

This rental at a glance — Kamala Beach
  • 1-bedroom apartment with 1 bathroom
  • Living area of 66 m²
  • Located in Kamala Falls
  • About 4.2 km from the beach
  • Outlook: Mountain View
  • Owner accepts bookings from 3 nights upwards, which keeps it open to short stays as well as long-term contracts.
What a Phuket lease normally looks like
  • Security deposit — two months' rent on annual contracts, one month on shorter terms. Refundable within 30 days of check-out, less any documented damage.
  • Advance rent — the first month is paid on signing, alongside the deposit.
  • Standard term — twelve months with an option to renew, commonly written as 1+1. Six-month contracts are available on many properties at a higher monthly rate.
  • Inventory — insist on a signed inventory with photographs at check-in. It is the single most effective protection for your deposit.
  • Early termination — most leases forfeit the deposit if you leave early, so negotiate a diplomatic clause before signing if your plans may change.
03

What the Rate Includes

Furnishing: Furnished

Long-stay properties in Phuket are let furnished as standard, with white goods, air conditioning and basic kitchenware in place. Confirm the inventory before signing.

Included in the rate
  • TV
  • Welcome pack
  • Internet
  • Common area maintenance
  • Смена белья 3 раза в неделю при краткосрочной аренде
  • Taxes & Fees
  • Daily cleaning for short-term rental
Billed separately
  • Water by meter
  • Electricity per meter

Where utilities are not included, electricity is metered and billed at the provider rate for private landlords, or at a building rate in some condominiums — worth checking, as the two can differ noticeably over a hot-season month with air conditioning running.

Phuket's high season runs from November to April, when demand and rates peak across the west coast. The green season from May to October is materially cheaper and is when most long-stay tenants negotiate annual contracts. Booking three to six months ahead is normal for December and January arrivals.

Lifestyle for Expats in Kamala Beach

Kamala fills the bay directly south of Surin, separated from it by a coastal headland that the locals call Laem Singh. The area has shifted character noticeably over the past five years. What used to be a quiet Muslim fishing village is now home to one of Asia top ranked beach clubs at Cafe del Mar, the Phuket International Academy school, and a steady stream of branded condo and villa launches in the hills behind the bay. The foreign community here is genuinely mixed: long term European retirees who arrived in the 1990s still live in older Kamala houses, while Russian, Chinese and Israeli families have moved into the newer hillside developments. The result is a place that feels less polished than Bang Tao but more residential than Patong. Daily life centres on the main road parallel to the beach, with a fresh market, small Thai restaurants, two minimarts, dive shops and an outsized number of property agents. The beach itself is a long, gentle arc of yellow sand that stays calm even in the green season inside the bay. Schools are well covered with PIA on the doorstep and Kajonkiet a short drive over the hill to Patong, while the Cherngtalay cluster sits ten minutes north. Healthcare follows the same pattern as Surin, with Bangkok Hospital Phuket the main private facility. Kamala suits buyers who want a real neighbourhood feel with strong beach club and dining options.

International Schools
  • Phuket International Academy (PIA) 2 km
  • Kajonkiet International School Phuket (Patong area) 8 km
  • HeadStart International School (Cherngtalay campus) 10 km
  • British International School Phuket (BISP) 14 km
Expat Community

Kamala Beach Road with cafes and dive shops; Cafe del Mar Phuket area (beachfront events and dining); Plaza del Mar boutique mall; Kamala Fresh Market on the main road; Cherngtalay corridor reachable in 10 minutes north.

Healthcare

Kamala Hospital (public, 1 km); Bangkok Hospital Phuket (20 km, JCI-accredited); Bangkok Hospital Siriroj in Phuket Town (22 km).

Beach Clubs & Dining

Cafe del Mar Phuket (one of the top ranked beach clubs in the world), HQ Beach Lounge at Hyatt Regency, Rockfish Restaurant at Cape Sienna (panoramic sunset views), Shimmer at Twinpalms Phuket Kamala, Vala Beach Club at InterContinental Phuket Resort.
