Renting in Phuket as a Foreign National
What a foreign tenant should know before signing for this apartment in Kata: tenancy rules, deposit and contract terms, how the rate moves between high and green season, and what daily life around the property actually looks like. This is general guidance — InDreams Phuket recommends reading the lease in full and asking for a written inventory before you transfer any deposit.
Renting as a Foreign National
Renting is open to foreigners without the quota and structuring rules that govern purchases. Any valid visa — tourist, Thailand Privilege, LTR, Non-Immigrant B or O — allows you to sign a residential lease in your own name.
- A passport is the only document normally required to sign.
- Leases of up to three years take effect on signature and need no Land Office registration.
- A term longer than three years must be registered at the Land Office, otherwise it is enforceable for three years only.
Thai law requires the property owner or manager to file a TM30 notification of your address with Immigration within 24 hours of check-in. Ask for a copy: it is routinely requested when extending a visa, filing 90-day reports, opening a bank account or applying for a Thai driving licence.
- Holders of long-stay visas file a 90-day address report throughout their stay.
- A new TM30 is needed each time you change address, including after travel abroad under some Immigration offices.
Lease Terms & Deposit
- Apartment
- Living area of 30 m²
- Located in Kata Ozone
- 500 m from the beach
- Outlook: Urban View, Mountain View, Garden view
- Owner accepts bookings from 3 nights upwards, which keeps it open to short stays as well as long-term contracts.
- Security deposit — two months' rent on annual contracts, one month on shorter terms. Refundable within 30 days of check-out, less any documented damage.
- Advance rent — the first month is paid on signing, alongside the deposit.
- Standard term — twelve months with an option to renew, commonly written as 1+1. Six-month contracts are available on many properties at a higher monthly rate.
- Inventory — insist on a signed inventory with photographs at check-in. It is the single most effective protection for your deposit.
- Early termination — most leases forfeit the deposit if you leave early, so negotiate a diplomatic clause before signing if your plans may change.
What the Rate Includes
Long-stay properties in Phuket are let furnished as standard, with white goods, air conditioning and basic kitchenware in place. Confirm the inventory before signing.
- TV
- Welcome pack
- Internet
- Common area maintenance
- Taxes & Fees
- Pool Cleaning
- Water by meter
- Electricity per meter
Where utilities are not included, electricity is metered and billed at the provider rate for private landlords, or at a building rate in some condominiums — worth checking, as the two can differ noticeably over a hot-season month with air conditioning running.
Seasonal Rates for This Property
Phuket's high season runs from November to April, when demand and rates peak across the west coast. The green season from May to October is materially cheaper and is when most long-stay tenants negotiate annual contracts. Booking three to six months ahead is normal for December and January arrivals.
Lifestyle for Expats in Kata
Kata sits on the southwest coast, two bays south of Patong and one north of Nai Harn. The area is built around two beaches, Kata Yai and the smaller Kata Noi, both with cleaner sand and calmer water than Patong, plus a reliable surf break from May to October that keeps a small but committed long-stay surf community on the island year round. The foreign population here splits into three groups: surf and dive instructors who came on a season and stayed, retirees who chose Kata over Rawai for direct beach access, and remote workers who rent condos in Kata Hills for the views. Day to day life is walkable along Kata Beach Road and Patak Road, with bakeries, Thai kitchens, two small supermarkets and a steady rotation of cafes opening and closing each season. Nightlife is low key compared to Patong: a handful of bars, the Ska Bar sundowner spot under the banyan tree, and the weekend Kata Night Market for street food. Schools require a car, with Kajonkiet the closest international option and the Phuket Town cluster reachable in 25 to 30 minutes. Healthcare is well covered by Mission Hospital and Bangkok Hospital Phuket on the Chalong side of the hill. The trade-offs are real high season traffic on the Patak hill road and limited supermarket options on site, but Kata works well for buyers who want a proper beach lifestyle without Patong density.
