What a foreign tenant should know before signing for this 1-bedroom apartment in Rawai: tenancy rules, deposit and contract terms, how the rate moves between high and green season, and what daily life around the property actually looks like. Renting as a Foreign National
Renting is open to foreigners without the quota and structuring rules that govern purchases. Any valid visa — tourist, Thailand Privilege, LTR, Non-Immigrant B or O — allows you to sign a residential lease in your own name.
- A passport is the only document normally required to sign.
- Leases of up to three years take effect on signature and need no Land Office registration.
- A term longer than three years must be registered at the Land Office, otherwise it is enforceable for three years only.
Thai law requires the property owner or manager to file a TM30 notification of your address with Immigration within 24 hours of check-in. Ask for a copy: it is routinely requested when extending a visa, filing 90-day reports, opening a bank account or applying for a Thai driving licence.

The demographic skews older than Bang Tao, with a heavy Scandinavian, German, French and Russian presence, plus a growing number of families who chose Rawai specifically for the lower density and direct access to the southern beaches. Day to day, Nai Harn beach is five minutes west, Promthep Cape ten, and Chalong Pier ten minutes north for boats to the islands. The trade-off is that Rawai is roughly 40 minutes from the airport and 25 minutes from Patong, so it works best for people whose life is rooted on the south end of the island.
