Renting in Phuket as a Foreign National

What a foreign tenant should know before signing for this 3-bedroom villa in Nai Yang: tenancy rules, deposit and contract terms, and what daily life around the property actually looks like. This is general guidance — InDreams Phuket recommends reading the lease in full and asking for a written inventory before you transfer any deposit.

01

Renting as a Foreign National

No ownership restrictions apply to tenants

Renting is open to foreigners without the quota and structuring rules that govern purchases. Any valid visa — tourist, Thailand Privilege, LTR, Non-Immigrant B or O — allows you to sign a residential lease in your own name.

  • A passport is the only document normally required to sign.
  • Leases of up to three years take effect on signature and need no Land Office registration.
  • A term longer than three years must be registered at the Land Office, otherwise it is enforceable for three years only.
TM30 and immigration reporting

Thai law requires the property owner or manager to file a TM30 notification of your address with Immigration within 24 hours of check-in. Ask for a copy: it is routinely requested when extending a visa, filing 90-day reports, opening a bank account or applying for a Thai driving licence.

  • Holders of long-stay visas file a 90-day address report throughout their stay.
  • A new TM30 is needed each time you change address, including after travel abroad under some Immigration offices.

This rental at a glance — Nai Yang
  • 3-bedroom villa with 3 bathrooms
  • About 2 km from the beach
  • Outlook: Pool view, Garden view
  • Owner accepts bookings from 3 nights upwards, which keeps it open to short stays as well as long-term contracts.
What a Phuket lease normally looks like
  • Security deposit — two months' rent on annual contracts, one month on shorter terms. Refundable within 30 days of check-out, less any documented damage.
  • Advance rent — the first month is paid on signing, alongside the deposit.
  • Standard term — twelve months with an option to renew, commonly written as 1+1. Six-month contracts are available on many properties at a higher monthly rate.
  • Inventory — insist on a signed inventory with photographs at check-in. It is the single most effective protection for your deposit.
  • Early termination — most leases forfeit the deposit if you leave early, so negotiate a diplomatic clause before signing if your plans may change.

What the Rate Includes

Furnishing: Furnished

Long-stay properties in Phuket are let furnished as standard, with white goods, air conditioning and basic kitchenware in place. Confirm the inventory before signing.

Included in the rate
  • Water
  • Internet
  • Weekly linen change
  • Taxes & Fees
  • Cleaning once a week
  • Pool Cleaning
Billed separately
  • Water by meter
  • Electricity per meter

Where utilities are not included, electricity is metered and billed at the provider rate for private landlords, or at a building rate in some condominiums — worth checking, as the two can differ noticeably over a hot-season month with air conditioning running.

Lifestyle for Expats in Nai Yang

Nai Yang sits inside Sirinat National Park, just south of Mai Khao and a few minutes north of the airport. The bay is a long shallow arc with calm water in the dry season and proper Andaman swell in green season, which makes it one of the few west coast spots where local surfers actually gather. The village strip is small but real: a row of seafood restaurants facing the beach under the casuarina trees, a few dive shops, two yoga studios, a daily night market that sets up on the inland road and a small cluster of guesthouses. That mix gives Nai Yang a character that Mai Khao lacks. There is a village to walk to in the evening, a community of long-stay foreign residents who actually use it, and prices for both rentals and groceries are noticeably softer than down at Bang Tao. The resident expat profile leans toward families, retirees and remote workers who decided that proximity to the airport and a quieter beach mattered more than walking distance to Boat Avenue. Schools are 20 to 25 minutes south, hospitals are 30 minutes, and a car or scooter is essential. The Slate and Marriott resorts anchor the upper end of the dining scene, and the Carpe Diem and Coco Beach groups handle casual sunset crowds. Nai Yang rewards buyers who want a village feel without leaving the west coast.

International Schools
  • UWC Thailand International School 14 km
  • British International School Phuket (BISP) 20 km
  • HeadStart International School (Cherngtalay campus) 16 km
  • Berda Claude International School 17 km
Expat Community

Nai Yang village strip with seafood restaurants and beachfront cafes; Nai Yang night market (Thursdays and weekends) for cheap Thai food; The Slate resort dining hub; Boat Avenue and Porto de Phuket (about 18 km, 20 minutes south) for chain grocery and international restaurants; airport area Makro for bulk shopping.

Healthcare

Thalang Hospital — public (7 km); Bangkok Hospital Phuket (30 km); Mission Hospital Phuket (33 km). No large private hospital in the immediate north; expats typically register with Bangkok Hospital Phuket.

Beach Clubs & Dining

Coco Beach Restaurant Nai Yang, The Slate beach restaurants and Black Ginger fine dining, Phuket Marriott Resort and Spa Nai Yang beachfront bar, Mr Kobi beach restaurant, Carpe Diem Beach Club Nai Yang.
