For Long-Stay Tenants

Renting in Phuket as a Foreign National

What a foreign tenant should know before signing for this 3-bedroom villa in Rawai: tenancy rules, deposit and contract terms, how the rate moves between high and green season, and what daily life around the property actually looks like. This is general guidance — InDreams Phuket recommends reading the lease in full and asking for a written inventory before you transfer any deposit.

01

Renting as a Foreign National

No ownership restrictions apply to tenants

Renting is open to foreigners without the quota and structuring rules that govern purchases. Any valid visa — tourist, Thailand Privilege, LTR, Non-Immigrant B or O — allows you to sign a residential lease in your own name.

  • A passport is the only document normally required to sign.
  • Leases of up to three years take effect on signature and need no Land Office registration.
  • A term longer than three years must be registered at the Land Office, otherwise it is enforceable for three years only.
TM30 and immigration reporting

Thai law requires the property owner or manager to file a TM30 notification of your address with Immigration within 24 hours of check-in. Ask for a copy: it is routinely requested when extending a visa, filing 90-day reports, opening a bank account or applying for a Thai driving licence.

  • Holders of long-stay visas file a 90-day address report throughout their stay.
  • A new TM30 is needed each time you change address, including after travel abroad under some Immigration offices.

This rental at a glance — Rawai
  • 3-bedroom villa with 2 bathrooms
  • Living area of 150 m²
  • Located in Saiyuan Med Village
  • About 4 km from the beach
  • Outlook: Garden view
  • Owner accepts bookings from 3 nights upwards, which keeps it open to short stays as well as long-term contracts.
What a Phuket lease normally looks like
  • Security deposit — two months' rent on annual contracts, one month on shorter terms. Refundable within 30 days of check-out, less any documented damage.
  • Advance rent — the first month is paid on signing, alongside the deposit.
  • Standard term — twelve months with an option to renew, commonly written as 1+1. Six-month contracts are available on many properties at a higher monthly rate.
  • Inventory — insist on a signed inventory with photographs at check-in. It is the single most effective protection for your deposit.
  • Early termination — most leases forfeit the deposit if you leave early, so negotiate a diplomatic clause before signing if your plans may change.
03

What the Rate Includes

Furnishing: Furnished

Long-stay properties in Phuket are let furnished as standard, with white goods, air conditioning and basic kitchenware in place. Confirm the inventory before signing.

Included in the rate
  • TV
  • Welcome pack
  • Internet
  • Common area maintenance
  • Gardener
  • Weekly linen change
  • Taxes & Fees
  • Cleaning once a week
  • Pool Cleaning
Billed separately
  • Water by meter
  • Electricity per meter

Where utilities are not included, electricity is metered and billed at the provider rate for private landlords, or at a building rate in some condominiums — worth checking, as the two can differ noticeably over a hot-season month with air conditioning running.

Phuket's high season runs from November to April, when demand and rates peak across the west coast. The green season from May to October is materially cheaper and is when most long-stay tenants negotiate annual contracts. Booking three to six months ahead is normal for December and January arrivals.

Lifestyle for Expats in Rawai

Rawai sits at the southern tip of Phuket and has the longest established foreign resident community on the island. People started settling here in the 1990s for two reasons: cheap land back then, and a coastline that faces calm water on the east side rather than the surf of the west coast. The result is a town that feels lived in rather than touristic. The main road runs parallel to the seafront and is full of long-stay infrastructure: international clinics, dental practices, scuba schools, yoga studios, two large supermarkets, dozens of small Thai restaurants and a steady rotation of European-run cafes and bakeries. The demographic skews older than Bang Tao, with a heavy Scandinavian, German, French and Russian presence, plus a growing number of families who chose Rawai specifically for the lower density and direct access to the southern beaches. Day to day, Nai Harn beach is five minutes west, Promthep Cape ten, and Chalong Pier ten minutes north for boats to the islands. The trade-off is that Rawai is roughly 40 minutes from the airport and 25 minutes from Patong, so it works best for people whose life is rooted on the south end of the island. Schools require a car ride into Phuket Town. Healthcare is well covered by Mission Hospital and Bangkok Hospital Phuket. Rawai is the practical choice for long-stay residents who value community over beachfront glamour.

  • HeadStart International School (Phuket Town campus) 14 km

Expat Community

Rawai Beach Road and seafront promenade with seafood market and Sea Gypsy village; Rawai weekly markets (Tuesday and Friday) for street food and produce; Nai Harn Beach area (5 minutes drive west); Chalong Circle (5 km north) for Makro, banks and visa runs.

Healthcare

Mission Hospital Phuket (12 km, private); Bangkok Hospital Phuket (16 km, JCI-accredited); Vachira Phuket Hospital (15 km, public, major trauma centre).

Beach Clubs & Dining

Nikita Beach Restaurant (long established seafront spot under banyan trees), Reggae Bar Rawai, Friendship Beach (live music venue), Promthep Cape viewpoint dining, Rum Jungle Cafe (popular expat brunch spot on the way to Nai Harn).
