What Is the Thailand Elite Visa for Property Investors

The Thailand Privilege Visa, rebranded from Thailand Elite Visa in late 2023, is a government-operated long-stay membership program administered by Thailand Privilege Card Co., Ltd. (a wholly-owned subsidiary of the Tourism Authority of Thailand). It offers foreigners a multi-year, multiple-entry visa with concierge services in exchange for a one-time membership fee, with no requirement for investment, employment or Thai property ownership. Membership tiers start at 900,000 THB and extend to 5,000,000 THB depending on duration and benefit level.

Separately, the Long-Term Resident (LTR) Visa, launched in September 2022 under the Board of Investment (BOI), targets wealthy investors, retirees and skilled professionals. The LTR Visa offers a 10-year multiple-entry permit, work authorization, a flat 17% personal income tax rate for highly skilled professionals, and the same no-90-day-reporting and fast-track immigration benefits as Privilege Visa, but with a much lower entry cost (50,000 THB BOI fee plus 10,000 THB visa fee) and a different eligibility test based on assets and income.

How It Works for Foreigners

The Privilege Visa structure as of 2024-2026 has four tiers. Gold: 900,000 THB membership, 5-year visa, no annual fee, basic airport and immigration services. Platinum: 1,500,000 THB, 10-year visa, expanded services and 1 family member add-on at discount. Diamond: 2,500,000 THB, 15-year visa, fuller concierge and 2 family member add-ons. Reserve: 5,000,000 THB, 20-year visa (by invitation only), full luxury concierge, golf and spa benefits, multiple family member add-ons. All tiers include unlimited multiple entries, 1-year permission to stay per entry stamp, no 90-day reporting, dedicated immigration fast-track lanes at major airports, and complimentary airport transfers in BMW or Mercedes vehicles.

The LTR Visa operates on four categories. Wealthy Global Citizen: requires USD 1 million in personal assets, USD 80,000 annual income for past 2 years, and USD 500,000 invested in Thai government bonds, foreign direct investment, OR Thai real estate. This is the property-friendly category. Wealthy Pensioner: 50+ years old, USD 80,000 annual pension income (or USD 40,000 plus USD 250,000 Thai investment). Work-from-Thailand Professional: USD 80,000 annual income, master's degree or equivalent, employed by a foreign company. Highly Skilled Professional: USD 80,000 annual income (or lower with PhD), in BOI-targeted industries.

For all LTR holders, benefits include 10-year visa, work permit, multiple entries, no 90-day reporting (annual reporting only), fast-track at suvarnabhumi and other major airports, ability to bring up to 4 dependents (spouse and children under 20), and the flat 17% PIT rate for Highly Skilled Professionals only. The Wealthy Global Citizen route is the natural fit for property buyers who already hold or plan to acquire USD 500,000+ in Phuket condos or villas.

Costs and Process

Privilege Visa total cost is the membership fee plus 7% VAT, paid once. There are no annual fees on Gold, Platinum and Diamond; Reserve has minor add-on charges. Application takes 30-60 days from submission to visa stamp in passport, with background checks run by the Royal Thai Police. Required documents: passport with 6+ months validity, bank statement showing means to pay, completed application, and personal interview if requested. Membership rights are non-refundable but transferable in some tiers (Diamond, Reserve) at a 1-2% transfer fee.

LTR Visa costs 50,000 THB BOI processing fee plus 10,000 THB visa stamp, total roughly 60,000 THB per applicant (about 1/15 of the cheapest Privilege tier). Dependents pay 10,000 THB each. Process: submit online application via the BOI LTR portal with proof of assets (bank statements, property title deeds at Thai Land Office, investment certificates), income proof (tax returns, employment contracts), and health insurance with USD 50,000 minimum coverage. BOI issues an endorsement letter in 20-30 working days, after which the applicant collects the visa at a Thai embassy abroad or at the One-Stop Service Center in Bangkok. Total timeline 45-75 days.

Common Pitfalls

The first pitfall is assuming property purchase alone qualifies for either visa. The Privilege Visa requires no property at all; the LTR Wealthy Global Citizen route requires USD 500,000 Thai investment AND USD 1 million in personal assets AND USD 80,000 annual income proven over 2 years. A 10 million THB Phuket condo (about USD 290,000) is not enough on its own for LTR; the investor must combine the condo with other Thai assets or upgrade to a USD 500,000+ foreign-quota condo or villa.

The second pitfall is confusing the Privilege Visa with permanent residency. Neither Privilege nor LTR gives Thai citizenship or a path to it. They are long-stay visas, renewable in some cases but not automatic. Foreign property owners who want a true residency path still need to look at PR Thailand (10-year continuous WP, very limited quota) or naturalization.

The third pitfall is the LTR insurance requirement. The visa requires proof of health insurance with at least USD 50,000 coverage from an approved provider, or USD 100,000 in a Thai bank account as self-insurance. Foreign insurers must be on the BOI approved list; many cheap international plans do not qualify and applicants are sent back to redo this step.

The fourth pitfall is the Privilege Visa's no-work clause. The visa explicitly prohibits the holder from being employed in Thailand without a separate work permit. LTR includes a work permit by default, which is a major advantage for digital nomads and remote workers who also own Thai property.
