Renting as a Foreign National
Renting is open to foreigners without the quota and structuring rules that govern purchases. Any valid visa — tourist, Thailand Privilege, LTR, Non-Immigrant B or O — allows you to sign a residential lease in your own name.
- A passport is the only document normally required to sign.
- Leases of up to three years take effect on signature and need no Land Office registration.
- A term longer than three years must be registered at the Land Office, otherwise it is enforceable for three years only.
Thai law requires the property owner or manager to file a TM30 notification of your address with Immigration within 24 hours of check-in. Ask for a copy: it is routinely requested when extending a visa, filing 90-day reports, opening a bank account or applying for a Thai driving licence.
