Renting as a Foreign National

No ownership restrictions apply to tenants

Renting is open to foreigners without the quota and structuring rules that govern purchases. Any valid visa — tourist, Thailand Privilege, LTR, Non-Immigrant B or O — allows you to sign a residential lease in your own name.

  • A passport is the only document normally required to sign.
  • Leases of up to three years take effect on signature and need no Land Office registration.
  • A term longer than three years must be registered at the Land Office, otherwise it is enforceable for three years only.
TM30 and immigration reporting

Thai law requires the property owner or manager to file a TM30 notification of your address with Immigration within 24 hours of check-in. Ask for a copy: it is routinely requested when extending a visa, filing 90-day reports, opening a bank account or applying for a Thai driving licence.

Kamala fills the bay directly south of Surin, separated from it by a coastal headland that the locals call Laem Singh. The area has shifted character noticeably over the past five years. The result is a place that feels less polished than Bang Tao but more residential than Patong. Daily life centres on the main road parallel to the beach, with a fresh market, small Thai restaurants, two minimarts, dive shops and an outsized number of property agents. The beach itself is a long, gentle arc of yellow sand that stays calm even in the green season inside the bay. Schools are well covered with PIA on the doorstep and Kajonkiet a short drive over the hill to Patong, while the Cherngtalay cluster sits ten minutes north.
