Renting as a Foreign National

No ownership restrictions apply to tenants

Renting is open to foreigners without the quota and structuring rules that govern purchases. Any valid visa — tourist, Thailand Privilege, LTR, Non-Immigrant B or O — allows you to sign a residential lease in your own name.

TM30 and immigration reporting

Phuket's high season runs from November to April, when demand and rates peak across the west coast. Nai Harn is the bay immediately west of Rawai and consistently ranks among the best swimming beaches on Phuket. The water inside the bay is calm and clear for most of the year and the sand is wider and cleaner than the more developed beaches further north. The neighbourhood itself stays surprisingly residential because most of the land directly behind the beach belongs to a Buddhist monastery and a freshwater lagoon, which capped large scale resort development. Foreign residents here lean towards families and retirees who want beach access without the foot traffic of Patong or Kata. The Nai Harn and Wyndham Grand are the two main resort anchors, but daily life happens in the small grid of streets behind the lagoon where you find German Bakery, Amalfi Italian, Banana Corner, Cosmo and a steady rotation of yoga studios and gyms. Rawai is five minutes east for fresh seafood at the Sea Gypsy village and for the weekly markets. Schools require a 20 to 25 minute drive into Phuket Town, which is the main practical compromise for families. Healthcare is covered by Mission Hospital and Bangkok Hospital Phuket on the same Chalong side of the island. Nai Harn suits buyers who specifically want a swimmable beach, low density living and a quieter community feel than Kata or Patong.
