For Long-Stay Tenants

Renting in Phuket as a Foreign National

What a foreign tenant should know before signing for this 4-bedroom villa in Nai Harn: tenancy rules, deposit and contract terms, how the rate moves between high and green season, and what daily life around the property actually looks like. This is general guidance — InDreams Phuket recommends reading the lease in full and asking for a written inventory before you transfer any deposit.

01

Renting as a Foreign National

No ownership restrictions apply to tenants

Renting is open to foreigners without the quota and structuring rules that govern purchases. Any valid visa — tourist, Thailand Privilege, LTR, Non-Immigrant B or O — allows you to sign a residential lease in your own name.

  • A passport is the only document normally required to sign.
  • Leases of up to three years take effect on signature and need no Land Office registration.
  • A term longer than three years must be registered at the Land Office, otherwise it is enforceable for three years only.
TM30 and immigration reporting

Thai law requires the property owner or manager to file a TM30 notification of your address with Immigration within 24 hours of check-in. Ask for a copy: it is routinely requested when extending a visa, filing 90-day reports, opening a bank account or applying for a Thai driving licence.

  • Holders of long-stay visas file a 90-day address report throughout their stay.
  • A new TM30 is needed each time you change address, including after travel abroad under some Immigration offices.

This rental at a glance — Nai Harn
  • 4-bedroom villa with 4 bathrooms
  • Living area of 500 m²
  • About 2.5 km from the beach
  • Outlook: Pool view, Garden view
  • Owner accepts bookings from 3 nights upwards, which keeps it open to short stays as well as long-term contracts.
What a Phuket lease normally looks like
  • Security deposit — two months' rent on annual contracts, one month on shorter terms. Refundable within 30 days of check-out, less any documented damage.
  • Advance rent — the first month is paid on signing, alongside the deposit.
  • Standard term — twelve months with an option to renew, commonly written as 1+1. Six-month contracts are available on many properties at a higher monthly rate.
  • Inventory — insist on a signed inventory with photographs at check-in. It is the single most effective protection for your deposit.
  • Early termination — most leases forfeit the deposit if you leave early, so negotiate a diplomatic clause before signing if your plans may change.

What the Rate Includes

Furnishing: Furnished

Long-stay properties in Phuket are let furnished as standard, with white goods, air conditioning and basic kitchenware in place. Confirm the inventory before signing.

Included in the rate
  • Linen change twice a week
  • TV
  • Welcome pack
  • Water
  • Internet
  • Common area maintenance
  • Gardener
  • Taxes & Fees
  • Airport transfer both ways
  • Cleaning 6 days a week
  • Pool Cleaning
  • Electricity

Where utilities are not included, electricity is metered and billed at the provider rate for private landlords, or at a building rate in some condominiums — worth checking, as the two can differ noticeably over a hot-season month with air conditioning running.

Booking three to six months ahead is normal for December and January arrivals.

Lifestyle for Expats in Nai Harn

Nai Harn is the bay immediately west of Rawai and consistently ranks among the best swimming beaches on Phuket. The water inside the bay is calm and clear for most of the year and the sand is wider and cleaner than the more developed beaches further north. The neighbourhood itself stays surprisingly residential because most of the land directly behind the beach belongs to a Buddhist monastery and a freshwater lagoon, which capped large scale resort development. Foreign residents here lean towards families and retirees who want beach access without the foot traffic of Patong or Kata. The Nai Harn and Wyndham Grand are the two main resort anchors, but daily life happens in the small grid of streets behind the lagoon where you find German Bakery, Amalfi Italian, Banana Corner, Cosmo and a steady rotation of yoga studios and gyms. Rawai is five minutes east for fresh seafood at the Sea Gypsy village and for the weekly markets. Schools require a 20 to 25 minute drive into Phuket Town, which is the main practical compromise for families. Healthcare is covered by Mission Hospital and Bangkok Hospital Phuket on the same Chalong side of the island. Nai Harn suits buyers who specifically want a swimmable beach, low density living and a quieter community feel than Kata or Patong.

International Schools
  • HeadStart International School (Phuket Town campus) 16 km
  • QSI International School of Phuket 17 km
  • Kajonkiet International School Phuket 15 km

Expat Community

Nai Harn Beach Road and lagoon park; Rawai seafront (5 minutes east) for fresh seafood and weekly markets; Wyndham Grand Nai Harn and The Nai Harn hotel hubs for dining and gym access; Chalong Circle (10 km northeast) for Makro and visa offices.

Healthcare

Mission Hospital Phuket (14 km, private); Bangkok Hospital Phuket (18 km, JCI-accredited); Vachira Phuket Hospital (17 km, public, major trauma centre).

Beach Clubs & Dining

Reflections Rooftop Bar at The Nai Harn (sunset views over the bay), Nomad Beach Club, Cosmo Restaurant at Nai Harn Beach, Rock Salt Restaurant and Bar at The Nai Harn, Sabai Corner (cliffside dining between Nai Harn and Kata).
