What a foreign tenant should know before signing for this 3-bedroom villa in Kata: tenancy rules, deposit and contract terms, how the rate moves between high and green season, and what daily life around the property actually looks like. Renting as a Foreign National
Renting is open to foreigners without the quota and structuring rules that govern purchases. Any valid visa — tourist, Thailand Privilege, LTR, Non-Immigrant B or O — allows you to sign a residential lease in your own name.

- Leases of up to three years take effect on signature and need no Land Office registration.
