What a foreign tenant should know before signing for this 4-bedroom villa in Kata: tenancy rules, deposit and contract terms, how the rate moves between high and green season, and what daily life around the property actually looks like. Renting as a Foreign National
Renting is open to foreigners without the quota and structuring rules that govern purchases. Any valid visa — tourist, Thailand Privilege, LTR, Non-Immigrant B or O — allows you to sign a residential lease in your own name.
- A passport is the only document normally required to sign.
- Leases of up to three years take effect on signature and need no Land Office registration.
- A term longer than three years must be registered at the Land Office, otherwise it is enforceable for three years only.
Thai law requires the property owner or manager to file a TM30 notification of your address with Immigration within 24 hours of check-in. Ask for a copy: it is routinely requested when extending a visa, filing 90-day reports, opening a bank account or applying for a Thai driving licence.

The foreign population here splits into three groups: surf and dive instructors who came on a season and stayed, retirees who chose Kata over Rawai for direct beach access, and remote workers who rent condos in Kata Hills for the views. Day to day life is walkable along Kata Beach Road and Patak Road, with bakeries, Thai kitchens, two small supermarkets and a steady rotation of cafes opening and closing each season. Nightlife is low key compared to Patong: a handful of bars, the Ska Bar sundowner spot under the banyan tree, and the weekend Kata Night Market for street food. Schools require a car, with Kajonkiet the closest international option and the Phuket Town cluster reachable in 25 to 30 minutes. Healthcare is well covered by Mission Hospital and Bangkok Hospital Phuket on the Chalong side of the hill.
